The difference between pre-foreclosure/short sale and foreclosed/REO homes
Pre-foreclosure/ short sale
- owner (not the bank/lender) has possession of the property
- Owner has to approve an offer before it is presented to bank
- Bank is presented offer by seller/seller’s realtor along with short sale package requested by the bank
- The “Short Sale” term means that the home is being sold by the owner for less than the mortgage on the property.
Foreclosed/ REO
- Bank owns the property
- Offer is presented to the bank and they negotiate and/or accept the contract.
- The term “REO” means ‘real estate owned.’ A more clear definition is a property that is in the possession of a lender as a result of a foreclosure or forfeiture.
